Setting the price is something we might or might not do during our first meeting, since I will need to do extensive research taking your particular needs into consideration.
The best strategy is to price the property right. Not too high, not too low. It has been proven over and over that properties priced right sell quicker and for a better price. A property that is priced high, will stay on the market longer and at the end the price will have to be lowered, almost always below what the “right” price would have been originally.
While setting the price, we will closely review the market competition, and consider several points including; what properties have sold and at what price, what was the sold properties condition, how long did it take for these properties to sell, did the price have to be adjusted, were there any seller concessions, etc.
This will probably be the time when we will discuss in more detail any repairs, painting, cleaning, and staging that should be made to the house. Preparing your home and staging it well will make it more desirable and increase demand. Often it is minor repairs, such as cleaning, painting and carpeting that make the biggest difference. And let’s not forget de-cluttering!
We will go in extensive detail about all sorts of little things that we can do that will make a big difference.
