Local Information
Overview:
Pimmit Hills is a census-designated place located in Fairfax County, Virginia. As of the 2000 census,
the CDP had a total population of 6,152. In practical terms, it is more of a neighborhood within a
densely-populated urban area than a traditional town.
It is found within the triangle made by the intersection of three highways: U.S. Interstate 495
(the Capital Beltway), U.S. Interstate 66, and Virginia State Highway 267 (the Dulles Toll Road).
Within this triangle, the actual bounds of the neighborhood are Lemon Road Creek, Route 7, and
Magarity Road. Although geographically Pimmit Hills is part of Fairfax County, Pimmit Hills
addresses use Falls Church as their mailing address.
The houses in Pimmit Hills were mostly built during the late 1940s and early 1950s for World War II
and Korean War veterans and their families. The houses are mostly single-family detached dwellings,
with an average property size of 1/4 acre (1,000 m2). The neighborhood is somewhat unique in that
almost all houses are built using a very similar style. When the houses were first built, all trees
in the area were removed. However, 50 years later the area is known for its population of large oaks,
Tulip trees and other trees.
During the 1970s and 1980s the area suffered from depressed real estate values and received a bad
reputation as hosting rough biker gangs and poorly maintained properties. This began to turn around
in the 1990s. Current real estate values mirror the rest of northern Virginia, with extreme value
appreciation within the last several years.
Several attempts have been made by commercial developers to buy up Pimmit properties and convert them
to higher-density housing such as condominiums or town houses, but so far these have been resisted by
homeowners. Add-ons to the original houses such as second floors, basements, and same-floor expansions
are common.
Geography:
Pimmit Hills is located at 38°54'42" North, 77°12'5" West.
According to the United States Census Bureau, the CDP has a total area of 3.8 km2 (1.5 mi2).
None of the area is covered with water.
Demographics:
As of the census of 2000, there are 6,152 people, 2,258 households, and 1,530 families residing in the CDP.
The population density is 1,604.9/km2 (4,153.8/mi2). There are 2,299 housing units at
an average density of 599.8/km2 (1,552.3/mi2).
The median income for a household in the CDP is $63,028, and the median income for a family is $65,216.
The per capita income for the CDP is $28,581. 2.5% of the population and 2.0% of families are below the poverty line.
