We have found a home you like and are ready to make an offer. Our goal is to prepare an offer that works well for you, while at the same time is crafted in such a manner as to be enticing to the seller. Remember, an offer is not just about the price you are willing to pay. There are several other details that the seller will take into consideration.
I have a track record of preparing successful offers, and the key is communication; communication with you as well as with the listing agent. In several occasions I have received comments from listing agents about how well prepared my offers are. I have also found myself on the other side, where, as a listing agent, I had to ignore and reject offers because they were poorly prepared.
Once your offer is accepted, there will likely be contingencies, such as home inspection, that will have to be met in a timely fashion. I will be helping you coordinate all inspections and ensuring everything happens within the time allotted by the contract terms.
You may select any professional you would like, or you can choose from the ones I will recommend to you. The home inspectors and other professionals I recommend are very thorough in their jobs. They routinely “catch” items that other inspectors don’t even bother to look at.
